With mortgage rates being so high, we'd like to do an all-cash purchase in a house with a good balance between cash flow and appreciation.

I've seen so many investors in my area start their own meetups... anything from breakfast meetups, lunch at a local restaurant, grilling out/firepit in someone's backyard, etc.

So I had to call it off or risk getting a bad rep with the other realtors not too mention losing far more money.

But reality is that some investors are so busy, they use people like me who do this full time to buy the properties for them.

So she can have a years income at least to show. 

What I would do is 1099 them the amount so they get wacked by uncle sam. 

A goal to work backwards from to today so you can make a specific plan and take deliberate action daily towards YOUR goal.  

How would you structure a deal so that the private money could cover the down payment and fund the rehab in order to minimize money out of your pocket and being able to pay the private lender off when you refinance? 

I used Design Appruv on my first ADU and they have since gone bankrupt and stole everyone's money :/...so don't use them, but do look up their Yelp reviews if you want a good chuckle.My buddy CJ just left ADU Geeks and is starting his own company - I think for quite a significant discount. 

So are you licensed and insured to be able to manage properties for other people?
