I do have a little experience on having property in Germany but not enough to make a recommendation either for or against investing there.  

In either case, I'd look for another lender.If you're going to buy a restaurant, SBA will require a resume with meaningful restaurant experience. 

The IRS generally allows deductions for second homes if you use the property for personal use for more than 14 days or 10% of the days it's rented, whichever is greater.
