We got away with not having to do any surveys since no permits were pulled-- we just had to provide an itemized list of everything we did (trash removal, new carpet, new paint, new countertops, new appliances).

Note: contractor is not licensed in state of Florida and no permits are acquired.Property is completely fixed up, looks fantastic, everything is to code standard and functions well.Obviously there is going to be a fair bit of headache and costs to ensue regarding not acquiring permits.

I agree with everyone's opinion your attire should reflect the areas you target, being too suited up may intimidate your prospect and not make them feel totally at ease hiring you and vise versa.

The owner needs to get any permits required.This Realtor seller should not be entering into any agreement with you to do major work if you are not a contractor.I'd be very leery of this seller.Next, you're entering a financing contract, are you planning on living there?

List price is a function of the Realtor and seller and sometimes has nothing to do with what a prospective buyer will pay (nor what an appraiser would value the property at).As a buyer, I always look at all of the numbers to come up with a value and then I offer less than that.

I'm in the middle of this nonsense as I write this, which the listing broker states is targeted towards investors, and not O/O.I walked because the 2nd bathroom in the basement is not permitted, and my guess is that it will cost a great deal to bring it to code, which completely throws off the budget, and I consider that a legit reason to walk.All thoughts, comments, and experiences are welcome.
