I'm trying to determine if an inclusive plan/organization is better than dividing it up.

As of now I haven't profited from doing this, however next year I would like to organize it better and hope to make a nice profit.

When I go to some free guru function, I'm not taking in the hype, I'm listening to the pitch and backtracking into their methods, their angle, their delivery, their style......simply to understand what you folks are exposed to.

We now have a new project that seems to be somewhat unique as I couldn't find any previous discussions using the search function. 

@Brian LauchnerYes property in an IRA can be manged by the IRA participant provided he or sh does not receive compensation for doing so.Managing the property is not a sweat equity function which is the key distinction.

(right now they are happy to loan up to 80%)In summary:  My model is functional up to 4 SFH purchased(under mortgage).  5 to N purchases this model will not work.  

At first we thought that this portfolio would be just a steady cashflow deal with organic rent growth gradually raising the NOI and the value of the properties.

The question to ask is if these hedge funds have organized as a REIT.
