Why wouldn't you buy from a reputable turn key operator?

They paid a $625 deposit +$250 pet deposit for the cats.After operating expenses and the mortgage we should have cash flow of about $200/mo. 

If I am operating under an LLC and I am trying to get property's under contract to then either assign or use some other strategy do I put down my LLC as the name of the Purchaser in the agreement.

If you can't see the operating expenses a buyer analyzed to arrive at their purchase which created the cap rate comps it's just a wild *** guess.
