1st go here and do your courses http://www.californialicense.com/ they are the least expensive I've found and good online you just need the cheapest package I think it's $99 for all the courses you'll need.

I would look for records with that address going back for the local newspaper blotters, which will track for misdemeanor activity if the paper's upto date and online.

@Andrew Fidler -- if this is in Ohio, check out page 130 of "Modern Real Estate Practice in Ohio" for a description of various easements, if you do not already have one you may be able to get one out of necessity.  

I don't know that the type of renter in this area are looking online.

I find online marketiung to result in better ROI than print.

Also, if you're actively licensed and practicing in any way, shape, or form, you're acting as a real estate agent.I had no idea of this rule and makes me want to go back and re-read the TREC Rules line by line again.
