Investors are hounding me weekly with low ball offers.

A lot of markets in the Midwest offer lower prices, cheaper taxes and are landlord friendly as well.

There is someone here on BP that has a website which offers this as a service as well but I cannot promote their link.

I'd be super careful about using Facebook groups...there are a ton of people who will lie and say they are a buyer, but they are just trying to daisychain it.Agree with @Bryant Brislin, I would also recommend looking for sold flips in the area and contacting the agents who handled those sales, offering them the deal to see if their clients are interested in more opportunities. 

Some investors offer these rehab loans even if this is your first project.
