Kind of the reason for me personally I have moved from that model and now pretty much only do ground up new construction.. the sub trades are such that you can pay them monthly with no up front costs.. you can follow line items and build costs much better.. especially if your building the same plan numerous times..

Its not just one thing, its numerous and glaringly obvious things that the seller perhaps hoped we would not catch.However, I'll be the first to admit that my husband and I didn't have 100% of our documentation in to our lender by the closing date (we were about 99% complete).

S/he will expect an exit plan and that should be spelled out that, upon some certain event or numerical goal, they get paid off all or part and take their profit.I remember Tacoma as having some very tough, Oakland-esque areas that would scare many would-be investors who don't want to have to finish what you start should you not finish the project
