The one major disadvantage of using a TIC, is it may be harder to finance, because banks would rather lend on a whole property, and not just pieces.

Your list is the foundation of your direct mail so be sure to compile a really niche targeted list and pair that with a great mail piece and you will set yourself up for success.

I do understand that I will need to pay for the legal fees and the SEC lawyer to put the paperwork together and I have no issue with using my own funds to allow myself to properly raise capitol for the investment to have the correct starting pieces.

There are certain ethical safeguards that must be included in some of your transactions when you are a licensed RE Broker in WA or anywhere else, but there is no restriction on your doing what any other private citizen can do; sell a piece of real property.

The only thing possibly wrong with it is that it has some pretty major notches in certain areas.

This is just the one piece of the puzzle I cannot seem to figure out.
