If are concerned that you will have to re-paint the whole unit and deep clean at higher cost, then maybe you can make a point of mentioning that this is not allowed based on the lease. 

For example, painting or cleaning that will need to be done.

I grade a neighborhood based on specific data, that helps me paint a picture.

I just had a deal fall through because I wasn't willing to waive my right to have a lead paint inspection.

The owner also said he would paint the walls, put new bedroom doors in and give me until August if I am serious.

It isn't freshly painted with new flooring and appliances.

Find someone who can start with a hole in the ceiling and have it painted, textured and cleaned up like nothing happened within a couple hours.

Leased to refugee family from Afghanistan--children already had lead poisonings from home country, but at first medical appointment in US, lead poisoning is discovered--all state wanted to know was where they lived, and lead paint  lead investigator finds lead several layers deep on a couple of baseboards, door jams, outside porch, and I have to abate.

Then there are 3 houses one with upstairs and downstairs rental units, but that house needs new roof, gutters etc and new exterior paint....also not sure of inside...likely it is in great need too. 

I just got the maintenance and repair bills back from my property manager (who I hired approximately 8 months ago because I’m out of town) and the turnover costs were approximately $8k ($3k patch & paint, $900 for a new fridge because lots of interior parts were broken, $900 for deep cleans, door repair, labor, etc).
