Hey BP ,I've been seeing numerous rental properties that appear lucrative at first glance due to their strong rental prices and existing tenants, presenting what seems like a promising investment opportunity.

Some of it's still unknown and aspirational, but I do think there will be opportunity ahead.

But there are opportunities for both.

They have sent me several properties, but they have been purchased by others before I've had the opportunity to ct on 

But you have the opportunity to buy additional depreciation. 

Reno / Tahoe area offers opportunity for appreciation with CA population influx, tech companies moving offices and factories (Tesla) to the area, and building limited by the surrounding mountains.

With that being said I believe there's also a lot to be gained from being all in and forced to go out and find deals, network and make your new career work for you.Best of luck!

My son has been living there the last 4 years and I have been watching the appreciation.There are also some chapters of National Real Estate Investors Association in the area so great for contractor recommendations, networking, etc.

You may also want to network at the Milwaukee REIA (I think the founder lives up your way), and the Bigger Pockets Milwaukee meet ups too.  

There are still a lot of opportunities to invest here in SC.
