there is no better beginning strategy.no, you don't need a mentor, and you don't really "find" a mentor.  

I think you'd be better served to turn the STR unit into a long term rental.

My favorite (and current go-to) program uses 80% of AirDNA figures for new STR properties without a rental history, but your current rents will provide a much more solid figure for underwriting.

Soon though I didn’t feel alone anymore, it was the beginning of 2020 and by March I was joined by much of the world in my “what’s next” quandary.I was lucky though, I lived in suburban Colorado next to lots of park land and my wife had a secure job.

DSCR Rates should be available much lower than that - most are in the 7-8% range right now, if you are being quoted in the 9s, probably just need to look for some other DSCR options
