In general, I recommend looking at markets that have growing populations, growing jobs, modern/diverse economies where economic development is taking place.

The house to the naked eye before inspection needs cosmetic repairs/modernizing and ADU addition or conversion to complete the entirety of our plan.Our agent who's experienced with flipping and familiar with the area stated we should offer 550k and estimates 75k in rehab.

Attend the city meetings and get them to do the following:Have the city bury all of the overhead wiring (to do it's part to revitalize the area).Have the city jack hammer all of the quilt work patches and end of service life concrete walks and replace them with new to code modern concrete walks, as well as driveway aprons (to do it's part to revitalize the area).Have the city put in modern curb and gutter, and resurface all of the roads in the neighborhood in new dark black asphalt with nice new white painted lines.

I'm not saying all wholesaling/wholesalers are bad, but there is a point where enormous repositories of conversations about illegal activity become fuel for folks that develop an intolerance for the practice...it's starting to happen in every state in the country and will grow as disruptive technology continues to erode and marginalize the traditional real estate agent...wholesalers are a prime target to be run out of local markets.
