There has to be a local group where I can meet fellow investors, realtors, contractors etc.

At the local meet several agents walk up to the group introduce themselves stating they have tape and are wholeseller, pocket listings when I notice their license number signaling they are brand new realtors with ZERO transactions that is the end of it.

To meet this objective you have to consider your All-in Costs (Purchase price, Rehab Cost, Holding and Closing costs).   

You can add late fees automatically and there are no excuses for things like, arranging time to meet, or not having another check...

There are also a few real estate meet up groups in the area you should check out.Keep those goals in front of you as you will achieve success if you try hard enough and connect with like minded people.
