My wife and I were strapped with severe medical issues in 2008.

Now of course you would want to model out the various scenarios and identify a price you can pay that makes sense, however non of those scenarios will have a chance to play out if, for example, you bought a note that has sold at a tax sale and redemption period ends before you claim and redeem the taxes.  

This will prevent anyone from claiming that the contract wasn't explained to them.

I looked at the complaint history more closely (this thing started 4 years ago) and noticed that HOA, the local tax authority and the IRS issued disclaimers to be removed from the suit.Am I correct by doing this that they are dropping there claim on the property and therefore the associated lien, or is there some way they can disassociated themselves from having an interest in this legal action, while retaining a claim against the property?

The depreciation recapture has to be claimed all in year 1 and if she has owned the property for a long time, this can be a significant amount of taxes owed.

This time I asked the store owner for the prices & stats with low-e – didn’t bother asking about the argon gas (not sure if the company even does argon and if they claim they do I would not have a way to confirm that I really got it.)

I just assumed my ownership position could claim depreciation based on % owned.

Today I get a letter saying they filed an unemployment claim.

Keep in mind Kyosaki--for all his claims of "making a lot of money in real estate and businesses"--has never provided anyone any information regarding what properties or businesses he has owned (present or past).  

Looks like they filed on April 16th and tried claiming weeks before their actual termination date of April 27th so that would be why there are weeks that were not paid.
