A good PMC has a fairly even spread of charges throughout the life-cycle of the rental property; that keeps their interests more in line with the client. 

Do you think there is currently a high increase in the MF syndication investing sphere, more than we’ve ever had before, a saturation these days (due to social media outreach with so many courses teaching both active and passive MF syndication compounded by the pandemic effect) that we’ve reached or are reaching a point where there is less supply of the type of properties with the criteria that MF investors specifically look for?

And very few folks would do a 4 mil deal to only make 400k to spread to 10 people..

I can't think of any scenario where having a spread of less than 10% makes sense on a flip, let alone your first project.
