@David C.I expect an investor-friendly agent to :* Send me deals that fit my buy box - especially off-market deals* Have a pulse on path of development and where to invest/not* Run accurate CMAs and rent projections that lean to the conservative'* Have connections to contractors and PMs * Send me terrific videos, pictures and review of property (including key photos of mechanicals).I do not think it reasonable to ask them to split commission.

I'd dig into the entire concept more and identify the exact mechanism the AHJ is trying to use to take your land. 

Aside from sprucing the mechanicals and a few cosmetic items inside, I think I'm going to have to replace the storefront facade (rotting wood around crappy windows & some water damage).

Throwing my own .02 in for what it's worth.If you're the type of person who does not know how to do any work yourself, not mechanically inclined etc there's no point. 

It was ready to rent - all new mechanicals and plumbing - no rehab at all.  

90% chance a leaking flapper mechanism in the back of the toilet would have taken 1/10th the time/effort and still cost you $185.

I would suggest brushing up on the mechanics of the business model as well as picking a market you'd like to invest.
