House Hacking 2.0 has the additional benefits increasing capital (partners provide cash), decreasing risk (spread out among partnership), and increasing loan worthiness (partners provide loan worthiness).I am a fan of low/no down b/c instead of money going towards the acquisition it can increase financial reserves; provide money for more properties; and massively increases cash ROI %.

Or maybe I've just been lucky....Yeah, I agree it's possible to make reasonably accurate appreciation projections (though, even experts get it wrong)...either way, the bigger the speculation, the bigger the person's net worth needs to be to absorb the hit if the speculation is inaccurate.Warren Buffet can afford some speculative plays...most of us are not Warren Buffet.

I don't see a massive or quick potential for appreciation with today's prices (which is fine as we're looking for a long-term hold), but if we're basically buying a part-time job to self-manage, it needs to be somewhat worth it.

Rich man poor man .. most of these book are avalible for sale right here on this site .. another is ..the art of the deal .. there are many more all great ones offer a different info and my enlighten you to view things through different eyes ..mist people go through life with blinders on or fogged goggles .. then there's the ones that have blinkers instead of blinders .. lol.. hazards ..lol.. so that it in a nut shell ... you should take your time reading so that you remember it .. try to write down or highlight areas that you feel are important .. google some of the richest people in the world like .. what books do Warren Buffet recommend ..I olny thought of that now but im sure it will work on most .. i wish you the very best ... and please remember that as a wholesaler you can attrack more investors and flip properties before you even sign them into contract .. how you ask ?
