The general strategy I'm thinking of is this:1) Buy an empty lot (they go for around $75 a sq foot in my area)2) Hire a manufactured house builder / draw plans and get city approval3) Get the property built (by assumption, it should be somewhat quick).

I got a lot of work ahead of me since in order to figure out ARV I also have to figure out market rents (this property ranges from 3 bedroom unit to a studio.

The cheap ones are positive cash flows...my expensive ones I have now in the 500k range...struggling to cash flow.If i take all equity from 2 or 3 I can probably have a lower payment though for a 500k but my rent I take in will be less then 2 of the cheaper properties...
