The reason why is you will not be able to get an accurate picture of the repair value of the property which if you do not know what it will cost to repair you cannot accurately determine a buy price

They could downsize into something in a more modest price range or even become renters so they don't have to deal with maintenance etc. 

I like working with agents and matter of fact I can offer a buy price service to agent where before they go on their listing appointments I can give them a buy price and contract they can have in their back pocket.
