Proof of funds is literally proof of you having that amount of cash on hand.

@Alexander Phan agree with the fasterpermits referral.lots of things hang you up in PDX and Mult co.I literally built 30 new homes in Canby OR  quicker than I got remodel permits on 2 homes in PDX.I have left  PDX and their totally difunctional city services never to return.  

When you do this you are quite literally putting your money to work in two places at one time.

Isn't it literally the job of the government to look out for the well-being of all Americans and uphold the quality of life for all? 

It’s a small multi family in Galveston TX, an above average vacation rental market on the gulf coast.I discovered bigger pockets literally less than a year ago, via the podcast.

So if the reality is the GC really needs 1/3 upfront to pay their people and materials but I don’t want it to be so liquid that they can just walk with it….meaning I am not giving them literal cash.  

Anyone know of a single excel spreadsheet or cloud software where you can literally just type income or expense and the program does the rest and puts it in the right place on the summary sheet?

They literally dragged it out till October, missed closing three times, out of contract, went quiet for two months (after repeated attempts and telling them we are moving on) and now they show back up out of the blue trying to force us to sell the real estate or try to hold up the deal that IS in progress with someone else. 

I used to do this as a 50/50 deal, but I was also the Contractor and ran all of the remodel project plus bought, sold, did the books, literally everything...the money guy did absolutely nothing except provide the money.So if you can do all of that, go 50/50.
