Are you working with small local banks or large national banks?

Someone left me a nice (and huge and stinky) “present” 💩in the toilet that had a seat, but no running water 🤦🏼‍♂️Turns out large bottles of draino can work wonders...Anyway that flip had a lot of headache stories.

I am using the BRRRR strategy on small and large MFH.

I find that the market prices for risk/reward  or your in an area of functional or economic obsolescence.if its your home town and you can self manage and want to do it.. seems Ok to me.. as long as your going in with your eyes wide open.I have helped many a C class operator scale their operations..

Nothing impressive to buy at the moment.I am aware that NPN are mostly traded in bulk tapes between banks and accredited investors. any referral sources who JV with banks/accredited investors on large NPN purchase deals and willing to distribute couple of notes to individual investor like me?

I personally have not found any yet that seem to find large properties (50+), however you know it has to happen.

Rents there are lower; but in these areas my daughter and her friends choose to rent a large apartment and all live there, each has a room, and/or a roomie.

I'm also active in Tampa (and Orlando) and buying large multifamily (100+ units).

Property does need rehab but on a minor scale., nothing major except updates.

Now I need to scale quickly but dont have the years to rebuild if things go wrong.
