Would you happen to know any good contractor's in Orlando that produce quality kitchen remodels for a fair price?  

This is my first investment property purchase.Location: Sugar Creek (right on the border of Independence, close to the intersection of highway 24 and Sterling Ave), neighborhood rated B+, low/no crimeProperty: Built 1917, 6 bedroom 3 bath, 2 story, 2,200 square feet, 2 car attached garagePlanned Renovation: New tile flooring in kitchen and baths, new countertops, new carpet throughout, appliances, new light fixtures, interior paint, exterior pain, new water heater.  

I could understand if I had her appraise it when I bought it, but honestly its almost a new house...New floor joists, all new flooring, new kitchen etc...  

I am gutting the downstairs, garage, bathrooms and opening up the kitchen.

What was a bathroom and kitchen job turned into a major reframing. 

The kitchen has the same size vent above the cabinets.  

For 2.5 years.Yep, that would be the brand new laminate flooring in the bedroom, the brand new carpet in the living room, the vinyl tiles I stuck directly onto the new subflooring in the kitchen. 

Maybe tile in kitchens and bathrooms and the wood lookalike vinyl in the rest of the rooms. 

The kitchen sink wasn't draining, so I headed over like a good landlord.

I would have to replace rood, HVAC kitchen flooring, cabinets and try to move W/D connections to Carport storage.
