That court appointed realtor might want or need to file the affidavit along with the sales contract and or the appraisal to show the judge/ court it was not an inside job , but rather an arms length transactions. 

I think that comes easy for me because it's what I do for a day job.

It is really hard to tell someone something is a good rate just based on the rate, LTV, and points, but search around with a couple of lenders and see where their options line up.

To help you in your search: be sure to find an accountant who is willing to grow with you, and is not too high priced fee-wise.

Look at the demographics of job growth, housing starts, and population growth.

A buffer was built and growth, funding, jobs transportation, etc. were all funneled away from North Memphis, Frayser in particular.  

Luckily they were able to get the power on, but I was quoted $2500-3000 to finish this job.
