Another said if my builder co-signed on the loan it wouldn’t be a problem.

It isn't insanely different from regular deal but it is also great not paying high fees for a DSCR loan.

This loan can finance the purchase and renovations or PIP.

My only other bills are phone, insurance, gym, and student loan.

Outside of hard/private money you might have a tough time financing these due to the low values/loan amounts, especially the second one.
