Hi, I'm looking for some recommendation for some light fixtures for the indoor entrance and the dinning room for my rental. 

In our market (and I hope most) they require a lot of the property safety designs including egress from any class room, sprinkler system etc.

Sometimes through "homestead" exemptions, and other times through different specific statutes designed to keep citizens from becoming totally destitute. 

Who will create the design? 

Income from flipping (or any other active business) would not be sheltered from taxes, retirement accounts are designed to be invested passively.
