I'm assuming I'll get a lower cap on that and my only way to add value is by increasing rents annually based on the provincial max amount allowed to increase rents?

Adding layers of business could complicate things unnecessarily; items such as taxes and legal fees may increase greatly etc.These other factors would greatly play into what my next move would be.

It's hard to say without knowing the rest of your financials, but 7.5 with 2 points and change is pretty standard in today's market for an investment property.
