Condo tenants in my market generally to expect to live under a set of rules when they move into that type of environment but they also appreciate the condo amenities (pool, tennis, etc.), vs Single family renters who tend to want a more rule free lifestyle for better or worse.

The biggest question is if my rehab costs will be too much (it looks like some buidlings on property are beyond repair), in which case i would negotiate just the land portion of it, and start putting up tiny A frames for rentals, make nice little community area, build a sauna etc and create ambiance and demand that is not found in regular type of hotel environments in upstate new york.

If these are both in Las Vegas, I would suggest the SFR route and here is why: with cap rates being equal, the upside on the sfr's are greater than the apartment simply because of the current environment.

There is an argument to be made that, if you are already in a lower tax bracket, that utilizing a Roth account in a historically low income tax environment could be a smart play to "lock in" low tax rates and remove some uncertainty.
