I suspect most states have a similar process otherwise landlords would try to use any absence by a difficult tenant to execute a self help eviction in this way.

It would have cash flow if self managed but it is not.

So you take 20% of the gross which includes all fees like cleaning plus 100% of the cleaning?

If I were in your situation I would hold it and self-manage.
