I know a lot of speculation, but if I have multiple exit strategies including possibly holding the property for much longer up to 5-7 years then it may not truly matter; although going in on higher cap may always be better because you have a greater chance of lowering.I don't know, just feel like, I am talking myself into it, buying now.Best time to buy may be brief period when the cap eventually goes high with market crash or adjustment and eventually the interest rates will need to be lowered to revive economy!

For holding costs, you'll have to include debt service if you're not sure about the financing side.

750 is the total cost to purchase, last I heard, that includes foreclosed but uninsured title.

If the total housing payment including taxes and insurance are $3000/mo, then you'd have to qualify for the remaining $750/mo payment.

The property features off the street 3 car garage I will include for $50/Mo. 

Including networking, how can I find someone willing to JV? 

We are currently cash flowing roughly $400 including budgeting for repairs/capex.  

In addition to Matt's sound business practice of fixing the home, most states which includes mine GA, tenant law says; landlord may not contracturally transfer responsibiltity of maintenance to the tenant, its always the responsibility of the landlord.....   

I am guessing the final sale price will land somewhere in the $225-250K range based on similar appraisal, including my home in the same area code.
