Be sure to include any future renovations in the CapEx reserves (if you haven't already).

PM rates can vary for a lot of reasons including location, # of units, and level of rental income.

Average rehab was about $5500 including evictions.

The rent for my current apt. is 900 all bills included in that number, which needless to say is downright robbery in the area.
