That one used that same comp, but used the post-reno transaction and adjusted downward for condition, it came in at a higher value, was deemed more credible by our internal appraisal review folks, and the first appraisal was disregarded for that reason.

FWIW, I know most everything the inspector knows, but it helps to have a disinterested party viewing a property to avoid internal "groupthink" because you want a property so bad.

I don't think it would give you much, as the properties are still in your name, and still at risk from internal (tenant suing you) and external (you doing something, like a car accident and getting sued) attacks.To avoid setting multiple LLC for each property, look into Series-LLC - you are in Texas so you have that options.You'll still want to setup a PM/Operations LLC, if you do the property management, so you can separate the active side of operations (leasing, hiring, contracting, etc.) from the completely passive side (Series-LLC as asset holding only entity).

I was thinking the manager could take a percentage cut, say 20%, of the following: Rent Collected - (Repairs/make ready costs due to tenant + HOA penalties +eviction/collection fees)This would incentivize the property manager to place a quality tenant who doesn't break a lease early, and who takes good care of the home.
