and I get the distinct impression on the phone that she's not a 'substitute' agent, rather a replacement.

I have 2 vacancies and figured it was a good time to switch over from the "check in the mail" way to electronic I signed up for Cozy first and then found erentpayments.com..... haven't officially used either yet, but my first impression....Cozy is very basic and simple.....erentpayment has a lot more features that you can tailor....like accepting partials payments or not, when and how to tag on late fees, one time vs recurrent payments etc, email notifications etc etc....so you have quite a few settings to tweak to your liking....Cozy seems very basic......but is free.....but erentpayment is only $3/transaction.....I think I'm leaning towards erentpayment.com

As everyone else has been saying, what you have accomplished is an impressive feat!

I get the impression it really needs to be pretty high end to outsource all the management and still make more money.

We have the impression that this demographic may rent year after year, and is less likely to move when they are grounded with children in school and long term employment. 

Their houses and operations are very impressive and Id be very confident in saying you’d have great customer Service with them.That being said, I’d consider them a premium service, and that’s something you have to pay for.
