I appreciate the info and the potential for 5% on a primary residence matches with what I thought but the mortgage company seemed to make me jump through more hoops for the last purchase and made it sound like they’d even be more stringent the next time (if there is a next time).

Please share your opinion and respond: 2-which means 2 car garage or 3-which means 3 car garage.Also how would you pay 43k more for the house to implement energy efficient improvements if the payback period for these improvements is 12 years or less.See, most builders in that area build to code, which is the minimum standard of construction, and this house will bit the code by at least 200%

There are a lot solutions in life that cost money to implement, but solutions result nonetheless from these investments---and money could be used to hire a attendent/assistant/care giver (that's what I meant by an in-house assisted living) to run the errands, etc. that your mother in law is not up for.

It speaks of knowledge and patience and of formulating a plan then implementing the plan.Solid advise as far as I am concerned.Joshua Dorkin's comments gave me search phrases to look at in the forums: what are good deals; how to identify changes in market; what are the fundamentals of a good deal; etc…I too am interested in wholesaling.

If you don't want to do any of these things: network, find an agent to scour deals, consider deals that are too long on market, research and implement a strategy that works, house-hack, NOR any other effort that typically produces a better investment...
