Greed is a human component to all of us, we needs cops to keep us honest!

In my opinion, if flipped, this property will be a dealer disposition.  

The idea of actually talking to a REAL HUMAN BEING on the phone and trying to close a deal with said human being scares the explicit out out me too!

If someone advertises or responds to requests, they're probably a hard money lender, even if they're just lending their own money.A hard money lender is like a used car dealer where a private money lender is like someone selling their own car.  

I could agree with that, though it would be hard to prove that a person knowingly transported an illegal unless he is trafficking humans.

This is the only time I used a % as an estimate, at the beginning in the purchase analysis, after acquiring any property it got an inspection.If you have personal property involved, you can get an idea of replacement times from warranties, the dealers and determine the usage or hours the property is consumed.

You can have x amount in the bank to later find out there was a mistake in your account, no human knows the future!

The more you deal with the human race, the more cynical you get.
