Mostly it has been appreciation with a big boost from value adds that have allowed me to be confident of weathering a financial crisis similar to the GFC/GR.In my market, market appreciation has been a near constant positive impact on ROI and therefore is king. 

Hello BP family,different type of post,our family is planning on moving to Florida this year, we are a little tired of the weather in WA state.

Their restrictions are harsh, look up short term rental laws in Austin.

Figure a PM too (call one if you want but most get 10% plus lease up fee) weather or not you use one or not. 

The oil companies didn't want their employees living in their trucks in sub zero ND weather.  

There's lots of approaches that will work and the drain tile is a prescriptive that I was told came up in the mid 20th century - however one of the rental properties we own actually has a wooden foundation, with extensive weather wrapping around it, and then about 2 feet of pebbles/river rock out from the foundation in each direction.I've found finding and tying into existing drain tile to be extremely problematic - (how deep is it, where is it?)

I agree with @Kenny Dahill, different regions can have unique weather and utility expenses. 

Weather it was a good job or bad makes a big difference if one thing is cobb job then  they all are most likely cobb.. if I see someone who added a 5/8 or 3/4 inch water supply rather than installing a pressure tank in the city it tells me this guy probably new what he was doing. 

With everything going on would you try for short term month-month or try and get long term renters to “weather the storm”?
