A flipper would remove walls make it an open floor plan new cabinets granite, refinish the floors, paint, etc. etc, but a buy and hold would just do a carpet clean and put a tenant in there.

So either the cleaners clean right before check-in and someone gets the trash out of the house on checkout day, or the cleaners clean on checkout day and if there is a gap in when the next guests arrives someone has to come check the property before the guests show up.

The total estimated cost seemed high for just minor repairs  ($2700-$3700, $500 of which is PM fee) There are a couple items I expected would be flagged but not mentioned:Recommended items that i think may not be needed:- Seeding back yard lawn- Remove satellite dish on roofItems I thought would need to be on list but not mentioned:- Add washer/dryer- Clean gutters- Attach electrical panel cover- Fix loose lighting fixtures, cover open junction boxThoughts?

Otherwise, do a minor clean up in the best rooms and go from there. i would immediately toss each and every mattress in the place and start there.

I can essentially serve as a property manager: tending to the house (cleaning, maintenance, etc), working and coordinating with any affiliated contractors, and I can even perform rent-roll, T-12, or DCF financial analysis for you on the property, or look for other properties as well.
