Just by way of example, if an otherwise happy tenant leaves over a $25 rent increase and you incur vacancy cost of $375 and turn cost of $300, then it will take you 27 months to make up the costs through higher rents.Of course, the higher the rent increases you are planning to implement, the shorter the time to make up these costs, and at some point it becomes worthwhile.Good luck with the deal!
