It allows land contracts to contain forfeiture provisions that entitle the seller to seize the property without foreclosing or paying compensation if the buyer defaults at any time during the installment payment period.

Also, in the future have all your tenants sign a mold addendum which definitely protects you prior to such issues.I would force them out by giving them a proper notice from your LEASE terms, for example I can get my property back with a 60 day notice period- which is the proper notice time by law here in Georgia.  

However, after doing this I discovered there's a 6 month "seasoning period."

We actually put personal guarantees behind the seller carry rather than having them in second position on the property.

I can guarantee ongoing work if the relationship works.

I won't jump into any deals that aren't going to guarantee at least 20% equity after rehab.  

Wholesaling doesn't require finance, but because it was a multi-million property, the deposit was sizable and I was able to raise the money by guaranteeing a low-risk investment.
