I have been wanting to Brrr properties as the book by David Greene talks about.

You just do not hear about them, and likely will not hire them as they are good enough to be selective about who they work for and often will only work as a sub for a general contractor.Sometimes they are green and can not estimate the level of effort for a job and sink themselves financially on jobs. 

Go waste your negative energy on somebody else's post. 

They wanted $160,000 I agreed only if they would replace all windows with new energy efficient windows.

I've been doing wholesaling and have done deals SFR and Land small deals. but i know it takes the same energy to do bigger deals, so i want to start focusing on Mobile Home Parks and self storage mismanaged that can be great value add oppurtunities. i currently use Listsource.com, rebootgateway, USleadslist.com to get my lists but i would like to know what criteria to buy from listsource or where to find the Commercial deals of individual owned Storage or mobile home parks

Practically speaking, I need to wait for a few things to happen namely, before I can borrow money I need permanent residency (Green card) which all being well will happen in the next 4-6 months.
