The government has put a series of protections in place to protect property owners, in an attempt to avoid a housing downturn, which makes me optimistic for the future.

This creates a delay by default (even if it is only hours), and another step that could suffer from a glitch/downed service/etc.(2) I have read stories about how easy it is for a tenant to reverse the transaction after the deposit is made, and this company's policies have made it very difficult and lengthy for a landlord to fight the clawback. When they deposit funds right into my account (as John does, that acct # is in the lease), once the funds clear there is no opportunity to unring that bell.

There is also at least a 60 day moratorium on the ability for any lender to foreclose, but with these 6 months of no payment, the government is forcing the hands of the lenders to not be able to foreclose for this 6 month period and beyond in some cases.

As a traditional long term property manager I’m well-versed in the ins/outs of summary process and eviction, as well as the importance of screening longer term tenants far more than the “trusted reviews” and “government ID” world of AirBnB and HomeAway would indicate.

This basically allows removal of a tenant that holds over after the end of a lease, unless the landlord accepts rent payments during the holdover period. We are trying very hard to work with each tenant whose income has been affected by the COVID-19 emergency; however, there are a few tenants that were already behind before the EO was published and we were considering evicting them prior to the EO.One concern is that tenants will view this order as government permission to not pay rent.
