All of the people who have stayed there love it, being able to work to the beach, ifly, golf, stores, etc w/o needing to bring a key. 

is if you can't make it, don't bother to fake it... or i mean to say tenants/people nowadays at first point of contact can be so eager and devoted to commitment and stability but nevertheless driven by mood swings and miscellaneous life drama that eventually contradict the long term lease they have no problem at first agreeing to enter.Anyways so yeah I'll just leave it at that and set the income bar high that way worry less about loss of income situations; their problem.

Will now have plenty of time to finish a couple recent purchases and get them rented, hopefully before college gets into full swing. 

If the inspector knows you and trusts you they will often let things slide with a promise that you'll be right back with that battery or they'll offer to swing back by in an hour or two to check that you found a drain pan and pass you. 

Big house, sitting out by the pool, housekeeper, playing golf everyday, etc.

@Glen Smith  yup  some tough times for sure.. but we just picked ourselves up and came out swinging and we are better than ever now... !!!

I started that when I bought one of the units and was getting estimates on repairs/upgrades and the plumber could make a 10am and the electrician was available at 4pm and then the carpenter called saying they finished a job early and could swing by for the estimate as I was pulling in my driveway.
