I will likely use seller financing at 5% with $0 down and cross collateralize another property to put some "skin in the game" on this deal but do not want to overpay.

I've seen a few of your other posts on this matter in other threads and I agree that it doesn't make sense to believe you can pretty much make money out of nothing, no skin in the game (so to say).

Of course, I'm not sure what the rehab costs would be but if you own it free and clear, that may be enough skin in the game to have any lender come on board.

My full time job paid my bills, my flipping paid off debt and allowed me to set money aside to have "skin in the game" for HML and PML.  

People who think it's a proverbial skinned elbow are trippin' and haven't grasped the numbers yet IMO.

This has helped me tremendously by giving the tenant some skin in the game even though it is for the most part only in theory.

I would as much as possible put yourself in a situation where the tenants have skin in the game so they will take better care of the place.  

The next one is in April and I would recommend going, it was amazing bc people were getting properties for 5K, Am very much stressing you def do your due diligence bc alot of them are in areas some investors might not have the thick skin for.
