Contrary to popular opinion, Landlording, done correctly, is not a passive adventure.  

The floral wallpaper just wasn't my style...we are planning on putting this home on the rental market this summer and moving on to the next adventure from there.

Even if there's a small chance of getting caught, I'm not going to risk 18 months in the clink plus big fines and having my loan called plus ruining my creditworthiness just for a lower rate personally, but I'm not a gambling man. 

heed the advice that Josh is giving you.. based on your questions this is going to be a pretty risky adventure for you.. you really in IMO need to be somewhat of an expert at all facets of this form of investing..

You hopefully won't lose much in that gamble but that is what all tax liens are, a gamble.
