My business partner and I have done numerous rehabs, conversions, additions of units, etc. to force equity and appreciation in our properties.

There is appreciation potential, but no additional cashflow opportunity. 

@Art Maydan why would you want the additional liability of putting the utilities in YOUR name?

You take the $250-$500k in gains tax free and then do a 1031 of the remaining funds. 

If I choose to sell it in it's current LLC status, am I still able to be exempt from capital gains up to $250k (I'm a single person and it's also a single member LLC)?

They are now requesting/requiring listing an “owner” as additional insured.

It would cost them $50k in additional taxes.you can certainly find a new lawyer and sue for performance (don’t use the current lawyer who told you it wasn’t an enforceable contract obviously.)
