On the inspection, there were electrical issues, garage roof is close to needing replacement, 5 years on the house roof, appliances are old, including one furnace and water heater, no water softener, windows are old, old chimney, garage doors need repair, baths/kitchens are outdated, but still functional, could use better sloping for the drive/yard, and this list isn't all inclusive.

The answer to yourquestion is a function of where you are in the process.

The more units a building tends to bring a more transient resident which causes more turnover and vacancy which can be some of your largest expenses.

Credit utilization rate is the largest contributing factor to credit.

And the cautionary tales that @Michael Plaks shares are common as well.Using his comments as a springboard, you'll generally want your LLC operating agreement to cover the foreseeable bad-case scenarios, including those mentioned by Michael.There are are few key terms in any partnership that, in my opinion, must be agreed upon in advance for it to function properly. 

The largest concern/pushback that I'm seeing is some people claiming that wholesaling in this state is illegal and/or frowned upon without a license but nothing in the research I've done suggests anything illegal, especially if you're working through a real estate agent.

It is amazing to me that we this economy functions at all,  I think it was Ken McElroy or someone like that brought up the point that we don't really have a market economy or else we would have had our spinach a long time ago.
