After reading the post, sure sounds like he is referring to a full time salesman... 

In your position I would either do nothing until you can move out yourself and then give immediate notice to raise their rent to full market or give notice to raise rent to full market now and let the chips fall where they may. 

The handyman did a full renovation on a unit for me. 

While in 5 years I have built up a passive income stream from over 30 doors now while maintaining the W2 income as "reserves" and allowing me to take bets that I won't feel comfortable with if I were doing this full time.

I am a full time pharmacist and my husband entered back in to the work force about 2 years ago after staying home with our two sons for 6 years.

@Lee Bell yes i think a hard working job will push me to want to start real estate investing. i would only do hvac until i can quit my job and go real estate full time.

Some did good but few had bad luck with tenants/vacancy/ or other emergency that hindered with mortgage payments and had their properties go into short sale or foreclosure even with a decent paying full time job.

I would like to study on my own schedule, considering I work a full time job at the moment. 

I am a fairly well trained salesman that does not want to make that a full time job. 

What is the effective age of the building you are buying IE. when was the last full renovation?
