I'll keep just enough cash in my brick and mortar banks to make two months expenses and put all the rest into the online accounts with high interest savings.

I started out on Stessa when it was free.

We are in a reverse frog boil environment  - Instead of boiling to death slowly they raised IR so fast that people are unsure/unclear when it's a good time to come back in - they will more than likely lower rates 1/8 to 1/4 point at a time, incredibly slow to allow the market drip back to normal preventing a surgeI'm also seeing people drop $5,600,000 in cash to $13,000,000 in cash like it's nothingCash rules down in florida even on 889K deals 

They typically have a free two week trial, I would test drive a couple and see which one fits the best for you.  

After crunching the numbers I'd be cash flowing around $600-700/month if I hire a full service manager (and this is without accounting for any repairs, which it does need).

Numbers in FL are not looking great with insurance/taxes/HOA fees/etc for cash flow but willing to  focus more on just breaking even (or close to even) and having significant long term appreciation.Option 2: take the cash, pay 20% long term capital gains and wait as market continues to dip for a prime buying opportunity.Would greatly appreciate insight/advice from those much more experienced and knowledgeable than myself.
