This property was found by my business partner who had been on the lookout for a 3+ unit brick property in good condition and in an area that balanced safety and affordability.

Excluding automobiles, gasoline, building materials and food services, retail sales decreased 3.5% last month.

The raw land will be purchased through an LLC I will need to create and then lease to a different LLC to run a fast food franchise.  

@Hector Salas I would select an area and house that you would not mind living in yourself, ensure your cash flow allows for a  "margin of safety" that you are comfortable with, project your vacancy and maintenance expenses... 

I travel often for work so safety is a main focus.

This is security in their unit and is a mandatory item that needs to be replaced for their safety. 

Will they literally tear every wall down inside in order to isnpect everything or will it be a basic inspection for certain safety measures, means of egress etc..Seperately I may have lost zoning due to the lack of previous owners rental license.
