Estoppel letters are meant to cure this predicament and act, in many ways, as a new lease (but don't quote me on that, I'm not a lawyer!).

My friends and family all said I was nuts for doing that but I knew that I was meant for more.

Perhaps you meant value per square foot, then you have an argument.It's always good to be thinking outside the box in real estate.

Yeah it would not be a year in the sense of no responsibilities, but I guess I meant  maybe a year with out starting new projects.

So that would be my encouragement meant to you is to network with wholesalers, who get properties under contract in locations you would like to own property, and get on their mailing list. 

Converting the garage into another bedroom meant that I could sleep 2-4 more people in my homes, which equated to being able to charge a higher nightly rate.On a long term rental I'd argue that having a garage is better than having an additional bedroom.

@Kate Szeto experience is the best teacher but she is expensive...meant kindly.Things you could have done, can do next time:research the local laws and fees.
